Located in the village of Hurst, Berkshire, the 'Lodge House' has been recently fully restored by local craftsmen and offers modern bed and breakfast or self-catering accommodation. The use of local oak throughout gives it a truly warm and luxurious feel.
Your Stay
General information regarding your stay
The property featured is offered as self-catering accommodation or serviced let on a nightly basis with a minimum stay of 2 nights, (commencing at 3 pm on date of arrival to 11 am on the date of departure) unless otherwise stated, subject to the Hiring Terms and Conditions.
The property has a main double bedroom. There is an additional double sofa bed available.
Booking your Property
To book a property please complete the enquiry form and click the 'Submit' button. We will get back to you within 24 hours. You can choose to pay online banking or alternatively we will hold an 'on-line' booking for you for up to seven days, while we await your cheque as payment for the 20% non-refundable deposit. All online transactions are reservations and subject to confirmation by Broadcommon-farm lets. In the event that a property is not deemed suitable by Broadcommon-farm lets for the party or, due to circumstances beyond our control, the property becomes unavailable; Broadcommon-farm lets will refund payment (including any handling charges).
Refundable Deposit
There will be a £100 - £200 refundable deposit, depending on the number of occupants, payable with the booking to cover any damages or extra cleaning charges which may be incurred. This is refundable after departure, once Broadcommon-farm Lets are satisfied that the property has been left in the same condition that it was hired out in.
Cancellation Protection
We strongly recommend that you use travel cancellation insurance to cover the cost of your property. This will provide you with peace of mind if an unforeseen event forces you to cancel your let.
Payment for your property
We have tried to make paying for your let as simple as possible. The initial payment is a 20% non-refundable deposit and may be paid by bank transfer or cheque. The balance is payable no later than six weeks prior to the commencement of your let. If you are booking within six weeks of the start of your let, payment in full is required with your booking.

For your security and peace of mind, this website uses a secure server to collect information. If you require a receipt for payment please email janmartin@btconnect.com with your request.
Booking from Overseas
Overseas visitors are most welcome and because of the difficulties distance can impose we allow up to ten days for bookings to be confirmed from the date a reservation is made. The balance of charges is due six weeks prior to the commencement of the holidays. Any bank charges incurred will be payable by the hirer.
Cancellations
Please note that, once a booking has been confirmed, you are liable for the whole cost of the let. However, we will, in any event, endeavour to re-let the property and, if successful, we will make a refund to the value of the re-let period, less a 10% administration charge. Accordingly, it is important that cancellations are intimated to us by telephone followed by immediate written confirmation. FOR THIS REASON, WE HIGHLY RECOMMEND THAT YOU TAKE OUT TRAVEL INSURANCE TO COVER EVERY EVENTUALITY.
Equipment
The property is furnished and equipped to cater for the stated permitted occupancy and includes pots and pans, crockery, cutlery, iron and ironing board and hairdryer. Major items of domestic equipment are: washer/dryer, dishwasher, fridge freezer, microwave, oven/grill, gas hob, TV/DVD and free Wi-Fi connection.
No Smoking
The property is strictly NON Smoking.
No burning of Candles
In the interest of safety strictly no burning of candles
Pets
We regret pets are not allowed for logistical reasons.
Linen
The property is supplied with pillows, (two per person) duvets and bed linen. A bath sheet, hand towel and face cloth per person. Dish towels and two hand towels are also provided and included in the price.
Cleaning
The property is cleaned thoroughly between each let. However, as only a limited period of time is available to clean properties, it is a condition of your let that you leave the property and its contents as you find it, and any used bedding and towels should be left in the bath.
The hirer shall ensure that the standard of cleanliness of the premises is as high on their departure as on their arrival. A surcharge of £100 will be levied if this condition is not observed.
Complaints
It is important to us that you enjoy your stay and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, you should immediately contact us so that the opportunity to rectify the problem is given.
